FHA/VA Appraisals - Typically Lower?

According to a leading national survey company, FHA and VA appraisals, in contrast to conventional home loan appraisals, more often fail to meet the contract price. Is this the case all of the time? Absolutely not. However, understanding the underlying differences can help when it comes time to sell or purchase your home.

There are a number of reasons for the disparity. FHA loans are backed by the government and typically require a lower down payment than conventional loans. Because of the higher risk involved, the appraiser may take a more conservative approach when determining a valuation. Other factors may come into play as well.

A low appraisal can lead to a canceled sales contract because lenders won't approve mortgages for more than the home's value. This can be a nightmarish situation for sellers and buyers alike. If the seller is unwilling to adjust his price to meet the appraisal and the buyer is unwilling or unable to inject the necessary cash to cover the difference, the deal may fall apart.

Fortunately, many lenders have a process for challenging the appraisal. It's important to work with an agent who is informed about the business and understands the components that make up an appraisal. Work with an agent who is pro-active and is willing to do the necessary work to help you bring about a successful closing.

    Mortgage Rates Fall - Average rate on 30-year mortgage down to 3.71%

    Freddie Mac disclosed Thursday the average rate on a 30-year, fixed-rate mortgage fell to 3.71%, down from 3.73% last week. The average rate on 15-year fixed-rate mortgages dropped to 2.96%, down from 2.99% the week prior. Freddie Mac surveys lenders throughout the country at the beginning of each week to calculate average mortgage rates. The average rate does not include loan fees, otherwise known as points, which most borrowers must pay to get the lowest rates. One point equals 1 percent of the loan amount. The average fee for a 30-year mortgage held at 0.5 point while the fee for a 15-year loan held at 0.4 point.
